Like lots of people, you most likely possess a deep emotional connection to your home. Your children were raised in your home, you may still be able to see the pencil marks you made on the door frame marking their growth. You have enjoyed many hours on the patio. The dining has seen lots of great dinner parties. You may have even been raised in the home yourself, and it has been the family home for many years.
You are very fortunate to have so many good memories. But beware: When the time comes to sell, a 'love affair' with your home can work against you. Very often, people make decisions about selling their house according to emotion rather than reason.
What they're really doing is subconsciously damaging their chances for success - which may ultimately cost them money. Listed here are 3 strategies for detaching from your home and moving forward to get the best offer.
1. Acknowledge that selling your house may be stressful
Many people get attached to their cars and find it difficult to sell them. To understand what it may be like to sell your home, magnify that reaction 100 times.
People who have only been in their home for a few years will most likely have an easier time letting go than those who have lived in their home for many years. Either way, it's usually stressful and emotional. Accepting that in advance can help you make better decisions in the future.
2. Ensure you're truly prepared to sell.
Take some time to make sure you are ready for the sale. Speak to your realtor and listen carefully to their suggestions. If you have hired a reliable agent but are still resisting their suggestions, this suggests that you might not be ready to let go yet. If this is the case, do not sell yet. Wait until you are completely sure.
Perhaps you have no choice but to sell - which can be even more difficult emotionally. Get just as much support as possible from friends and family. Speak to your real estate agent and explain how difficult this process is for you. The more information you provide your agent the better they can work with you.
Ultimately, your realtor is there to look out for your best interests and will work on the assumption you want to sell. However when you resist their suggestions because you are not completely ready to sell you are setting your relationship up to fail. This is a common cause of strain in the agent-client relationship.

3. Start thinking of your home as product to be marketed.
Whenever you haven't detatched emotionally from your home, it's hard to see it as a product. But that is what it is - something you need to sell which, with luck, others may wish to buy.
Frequently, a seller who is not emotionally ready to sell will insist on marketing the home at a higher value than the market will bear. This is why it is so important that sellers should be emotionally ready to sell, when they aren't they can easily sabotage the process. There have been instances where homes have been put on and taken off the market for more than a year with several agents. What started off as an overpriced home that didn't show well ended as a bargain for a buyer who capitalized on the sellers mistakes.
Sellers frequently need to remove personal items from the home for the purpose of its staging. This can be a simple as taking down photos, certificates, knick-knacks from your recent holidays and other items that are personal to you.
Aside from helping to show your home in the best light, this process can also help to make your home feel much less like your home and more like a product available for sale. It's a subtle but important step towards detachment. Also, by getting rid of personal products, you're getting a head start on the moving process.
Your agent will probably suggest some changes to help your house become more appealing to buyers such as changing wall colorings to something more neutral. You should listen to your agent's recommendations as they have experience in this so know what they are talking about. However, should you disagree with such suggestions, it's another sign you may not be 100 % ready to sell.
Go ahead and, cherish the memories you have from living in your home. But concentrate on the future, and think of the wonderful memories you will be making in your new home. Consider the excitement that change can bring. Pay attention to your real estate agents advice, after all that's why you hired them.

It was Super Saturday, and touch teams showed up to take part in rounds five and six of the Cayman Summer Touch Rugby, at the South Sound Rugby Ground.
Division one went to Stepping Stones, who climbed to the top of the table with two great wins.
The top of the table clash with reigning champions Maples1, saw them unseat the three times titleholders 4-2.
Stepping Stones easily beat Ogier in their second match 10-1 to consolidate their position at the top of the table, Lisa Bird putting in an Most Valuable Player performance with two tries. The try of the game came from DART's big hitter Mat Bishop. Mat usually likes to position himself right of center for the most part but uncharacteristically found himself on the left wing. Bishop took the ball and made a strong diagonal run across the pitch to his more familiar far-right position. Chased all the way by the Titans defense he dived full length to complete a spectacular solo effort.
Division two saw its own top of the table clash between Harmonic and the Heineken Light Maidens. With both teams undefeated this season everyone was expecting a close game.
This was not the case however, with a final score of Light Maidens 6, Harmonic 1.

Putting a wet bar together may appear easy enough basically, it is a bar with running water, stocked with your favorite drinks. But sorting out the size, appliances and storage will make sure you have got everything you want on tap at your private pub. The very first thing to think about is whether you entertain at home enough that a bar will be a worthy investment.
Plumbing & Electricity - Because your bar will need running water, it is best to find a spot in the house close to plumbing, perhaps by a lavatory or laundry room.
You're also going to need good access to electric outlets for blenders and ice dispensers, so check the wiring and ensure little appliances will not blow a circuit in the middle of a party. A GFCI outlet, which stands for ground fault circuit interrupter, has its own inbuilt circuit breaker to guard you from electric shock a very important detail when you are working around water.
Aim at areas sheltered from sunlight, that can spoil wine and other alcohol on show, high temperatures can also have an effect on the quality of your collection.
There ought to be room to accommodate a bar at least 5 feet long. You will need at least that much space to incorporate a sink and enough counter space to pour drinks, prepare garnishes and use appliances. If you're counting on building something longer than 8 feet, you might want to consider creating another kitchen.
A great way to pinpoint the length you need is to choose how many stools you would like to have sitting at the bar, allowing 2 feet per stool. Make sure there's acceptable space both behind the bar and at the bar so everybody can be comfortable and not cramped

Materials - When picking your worktop, remember that the wet bar will be, well, wet. A butcher block or penetrable white marble could be hard to clean. Granite has a tendency to look better over the course of time while black absolute granite has a smooth, sharp look. If you select wood , be certain to laminate it.
The sink should be deep, ideally with a goose-neck tap that swivels, stainless-steel brands are advised and the seamless appearance of an under-mount sink looks good.
The bar itself should be taller than standard worktop height, which is thirty six inches. Around 42 inches off the floor is best to maximize the space beneath, while the overhang of the worktop should come out at least twelve inches.
How you will store your drinks is an important consideration. A small refrigerator or wine chiller can fit nicely under the bar next to a base cupboard for ice buckets and towels. If you are a lager drinker, a keg chiller and dispenser might be a sound investment.
Before you select storage, mull over how tall the bottles will stand or, in the case of wine, lie. Having enough space is critical, bottles that do not fit properly can simply fall and break, which is dangerous and can end up in an unpleasant clean up.
Overhead racks and cupboards permit easy reach for martini glasses, goblets and cocktail cups.
Look for cabinets with fittings for glassware. Or, glass shelves with the right lighting effects can be look good for showing your best crystal stemware.
For the bar itself, soft, diffused light is the best. Be imaginative with small fittings behind the bar or under the counter's overhang.
Last Call - The small details are what is going to give your bar personality. Convenient accessories include cutting boards, towels, a blender, ice dispenser, cork screw, cocktail shaker and wine decanter.
If you are on a budget, it could be worthwhile to reach out to businesses about to close their doors or upgrade their bar. You may just get a deal on some of the things you want.

When people consider renting, safety is always a top concern for tenants and they are prepared to pay more for security, even in tough economic times.

Landlords who make security important will boost their reputation, keep tenants longer, safeguard property values and lower maintenance and repair costs.

This really is much more important now as vacant foreclosed homes dot communities, local government authorities cut budgets and more former home owners have to depend on land lords.

When searching for a condo, tenants should request upfront what land lords do to make sure the property is safe. At the least, each unit must have lockable windows and doors with a peephole. This is a legal requirement in some states and metropolitan areas.

Inquire with the landlord to find out if they run background inspections on tenants and if there is a neighborhood watch program. Are there security cameras, a doorman and sufficient lighting in parking lots and pathways?

The owner will only be accountable for what's included in the lease, so study it thoroughly prior to signing. If you would like something dealt with before you decide to take the property, ensure that it is written into the lease.

You shouldn't be passive regarding your security and leave it to your landlord. Here are a few steps you can take:

- Never buzz anybody in to the building you do not know. Exactly the same is applies to holding the door for somebody entering whenever you leave your building.

- Buy timers for lighting, radios and televisions to produce a sense that someone is home when you are not.

- If your new apartment does not include an in-unit home security system, purchase affordable but effective security technologies like small-entry sensors, wireless door chimes or motion sensors.

- Use scare tactics like setting up window graphics advertising an security alarm or perhaps a "Beware of Dog" sign.

- Ensure the landlord changes the locks before you move in, so you are the only key-holder for the apartment. Make sure one of your locks is a dead bolt.

Security is a very important consideration for anybody moving into a new rented property. It should be top of the list for both renters and landlords so that both parties can be sure that the property is sufficiently secure.
